Meanwhile educate yourself about peoperty managment and tenant relation and if you could have friendly investor friendly realtor in your contact, don't hesitate.

And allow me to educate those I interact with- I want to be able to help others with my knowledge of investing and just general buying and selling of real estate to reach their goals.

Hi Shane, I want to tell you something from my research because it seems that we've been doing the same thing when it comes to educating ourselves on RE.Given that you already have 20k, which is around half of the down payment, try to leverage family and friends as private money lender in order to complete the down payment.Second, depending on how long you had your primary, assuming that you did not cash out anything from the equity, you can try out this option ( no need to cash out all, just cash out the amount that you need to make this deal happen).just my humble opinion based on what I have learned!

Educate yourself about the market, look at sales and rental comps now and over the past 12-24 months and see if there are any trends over time.

I  need a GC to educate me as to which issues are a must fix to rent a property.

I would be cautious of investor hours such as research and education as these can get some investors.

Not your fault but I'd be curious what they indicated...It's very surprising to me that they visited the home and didn't have an issue with double covered roof and missing shingles..iIf that's the case I'd say it's less likely you have full replacement cost on your roof but I'm just making an educated guess.You need to check your policy to see what kind of coverage you have.A claim will definitely affect your pricing.

Sit down with them and ask them to educate you on the buy sell process and the market for your type of investment.
