I do not want to burst your bubble, but call this one off before you own a real pain in the rear and FLUSH ALL OF YOUR MONEY DOWN A RENTAL QUALITY TOILET(I LIKE MANSFIELD IF YOU END UP DOING THE BATHROOM)!

Either that or they're flush with money and don't need checks right away.I don't think most contractors know how to market themselves or do their bookkeeping.

If it's hot water instead of electric, then the whole system will need to be flushed and re-filled with anti-freeze.

So this is much less an auction than it is a way to flush out your max bid.  

I have installed one or more water closets not exceeding 1.6 gallons per flush.

Hard to imagine when I had the offer accepted at less than 100 and the tax evaluation was above 230 but I was still happy to have flushed this out with due diligence before rather than after...

- water heaters - plan on flushing them all and changing at minimum the anode rods and elements, get a bid from a couple plumbers.I say this because of the distance.  

So figure wear and tear,, EXAMPLE for a 8 unit building2 br usually max of 4 people  that times 8 is    32 people with possible 32 cars,, 32 flushes, 32 showers, (hot water heater's aren't cheep) 32 people throwing out trash, 32 people using the washer / dryers/ and overall grimy hands on walls in hallways, and muddy feet on carpet.. usually more family type situations with smaller kids and more noise, more toys, and more people issues in general, like living in a jail they go bonkers1 Br usually max of 2 people that times 8 is 16 people,, so less of everything I'd take a 16 unit building much quicker than a 8 unit Studio's  are simple but rare to find a building with just studio's they are the best,, in my opinion.I have 4 studios and love it

I'm in the process of cashing out on one of my investments in Hawaii and will be flush with some cash so would like to get something moving before the end of the year here!  

I see there is a toast-master in Flushing but I'm more interested in real estate local investments (queens/nassau/suffolk counties) either rehabs or tear downs for flips.
