So the requirement must be from some other aspect of the deal....funds are coming from a 1031 or SDIRA etc that is driving this requirement.As far as the contribution/buy out idea and being dilluted, I don't see how that is any different than your original proposal.

Here in Florida, even the well dressed, failed lawyer type Agents, driving Mercedes, working for big companies, don't know what they are doing. 

You can target specific zip codes, types of owners, what cars they drive, and SO much more.

You may get what you want, but you often learn a ton when you actually drive the property.

I'll add while not a big fan I checked into Zillow and they are suggesting a $90k annual spend for 5 possible leads per month in areas 1-2 hrs drive from my office and mostly buyers, that makes no sense for my current goals.

Go to RE meetings, learn more, drive for dollars, work EXTRA for a wholesaler, work EXTRA for investors.
