this means each deal's needed exit (cash's exit, not percentage) is based on the needed cash for the next entrance(s), so each return is dictated by what the timeline in the plan tells me it needs to be.Understand that in my system, I focus on the continuous movement forward of my cash...and I consider equity dormant cash, resting temporarily in a property, waiting to grow in the next deal(s).

For example one of my clients gut rehabbed a legal 3 unit where one of units was a one egress attic and city let them rebuild as 3 units but add a second entrance to attic apartment and make up to todays codes.Be careful a lot of shady brokers call illegal units as non conforming this is not true.
