I am not overly-handy (I never owned tools until I bought a duplex) - so far I've done basic electric (installing an outlet, adding a junction box, putting in receptacles, removing breakers, fixing a 3 way switch -- all things an electrician wouldn't touch -- or would charge a couple hundred bucks to do, cost me about 7 dollars - literally), replaced an exterior door, removed rotten siding and put up new siding along with replacing the plywood behind it, re-built the rotten framing of a garage wall, installed a ceiling fan, and just about a thousand other things along the way.

My real estate agent doesn't seem to know who pays the utilities so I assumed I paid everything but gas and electric because that's common in ABQ.

It basically asked their name, address, landlord, employer, phone numbers and most importantly....the most recent electric or gas bill.

They have:- kept a ferret without a deposit or approval- just put a hole in the wall- painted all the bedrooms ridiculous colors- Havent oaid their trash bill in over 3 years- replaced all the ceiling fans and did the electrical themselves (without a license)And multiple other things.

If one unit is a little too cold, they grab a $30 electric space heater and all is good.Not as nice as having separate furnaces, but easier and way cheaper than doing a complex HVAC job.

As long as each parcel meets minimum zoning requirements (size, set backs, electric/water, etc.) then it's not a terrible way to do it.

The home does not have separate meters for gas/water/electric and all the ducting is connected to the same furnace and A/C... the thermostat for the air conditioning and heater is in our unit.
