I am interested in wholesaling in fix and flipping because, in my opinion, they seem to be the earliest entry to jump in.

I just joined a local landlords organization and they do "block walks".

I am biased on both ends. when you have over a million folks calling you everyday saying they cannot pay, yet what you may have done to get them in a home may have been a little sketchy from the beginning it takes time to get organized.

A good reason to join or establish a landlord organization and to lobby and sue when appropriate.Sounds like properties might be placed under a contract for deed for conveyance in three years, it's not a sale and it's not a lease. :)

I quite agree about the idea that the "taking care of" those in need should be addressed by charitable organizations and the churches-theoretically.

We ended up hanging on to them as long as possible to season the notes for sale and ran for the hills - we did make money.Our problem was that our purchase was on a national level with properties spread all over and this organization had a team of realtors/PMs etc that would sell them for us.

I would make another LLC to be used for purchasing and purchase contracts just to keep things 'clean' and organized.

Keep in mind that if they were organized, professional, and timely they probably wouldn't be cheap.

I like it because you have a chance to wear many different hats which is what is hard for those that come from organizations where you work a small piece.
