You could have thrown a bandaid on it and reglazed the tub at your desired cost only to discover that leak that caused the rotted floor would have resulted in the tub coming out next year. possible structure repair and maybe ceiling repair of the floor below with a new tub install and repair cost similar to what you are looking at now.

@Matthew PaulYeah I get it , better is a dry morsel and quietness therewith......and I would do the same and don't worry too much about the notice period and totally understand one month vacancy is pretty normal but I probably got lucky this time since a friend of mine has shown interest to move to my place right away.

That has been a concern of mine - I am currently trying to open up a line of credit with a local bank because I feel they may dry up if I wait any longer - lucky for me my local lender has been swamped with SBA loans (it's for good reason so I'm not salty).
