Unless she can consolidate the CC debt into a low interest rate, then paying it off with the 401K funds seems like an excellent idea given the info you've provided.As for the rest of her financial situation - that's quite unfortunate and not something I'd want to dig into any further on this forum.

Like other suggests, if you have equity in the house, geting HELOC at low interests rates to consolidate your debt is a good way to go.

I did consider this when initially deciding to begin our real estate investment plan and if we can qualify in 3 years and keep paying the loans down at the same time, it will be profitable still considering our consolidated interest rate even including anticipated maintenance and repairs and such.
