Love this thread and currently negotiating land on beach side with clean title.Wondering what is a fair offer for 25x100 M2 plot on beach strip direct to owner. 

Estimate is excess 1.5K for claiming half the walls and ceiling in the home need to be repainted, every door in the house needs to be cleaned, and other random items.

The owner will have to clean up and board it up.Even better, I like the idea to buy it!

In my home state of ohio, these auctions come with clean title and they include all leins and morgages in the starting price so i figured it was the same for florida.first property i am a defendant on, the second im not because the foreclosure process started before my purchase date so im not entitled to the lien.

-Disregard for containing/blocking off work areas and cleaning up after the job. 

Many times, looks worse than it really is .Its a piece of sheetrock or two, 20 bux , clean up, repair the leak, 250. 

Much easier to do business there in terms of regulation but harder to come by a reliable cleaning/handyman/PMteam and smaller pool of contractors.You need to decide what is important to you.

Just got home from 3 hours of clean up at a property today, in the cold and rain.

I've had 2 issues with tenants not paying rent resulting in them leaving and yes they left a mess, but we cleaned it up, got it re-rented (for a lot more money as there are rent caps in place in that area) and moved on.My first rental was accidental-I bought it to live in and moved and converted it into a rental. 

I can only provide a QC deed unless a Quiet Title is performed to clean up the title.
