@David Faulkner  I am now an official lyft driver.. not sure I can figure out how to use the app though.. but will try it one Sat morning for fun.. it was a funny processyou show up and they have to inspect the car.. guy says turn on the engine.. ( I said I don't have an engine  he looks at me  funny)  I said DUDE this is an electric car it just goes.. kind of stunned then he had to make sure the seat belts worked.. and boom the Tesla was approved.then of course you have to upload your stuff on your EYE phone with pictures and that was cool never did that before so if nothing else I leaned how to do that.but then and its a big but.. they hit you with a test at the end.. and its the rules of a cabbie basically so I flunked that.. they were shocked.. but I got to take it when I got home and only missed one the second time around.. so now I know when I pick someone up I am to turn the music down and greet them with a warm hello.. also I should not smoke in my car or allow others to. some other pearls.what I found interesting was the lady next to me was saying the reason she is doing it.is she works right by the airport.. so on her way to work she can pick someone up.. and when going home she is hoping she can take someone from airport towards her home.. thereby making money on her normal commute.. a few of the others said same thing they just want to pick folks up on the commute.  

One big upside is the 10 paid summer weeks.I also plan on taking care of replacing cabinet hardware, installing smoke detectors, hooking up various appliances, and replacing a few light fixtures....

Drawback of Real estate investing it has cycles , and now I believe we on an uptrend. ( nobody knows the top) Even rental income is predictable, repairs and vacancies are unpredictable10%... you know the advertised 10y average for stocks is 7%, most get 5%.. and anyone worth their salt in Real Estate Investing smokes 10% six to ten fold.

The policy covers only legal liability for damages to the landlord’s property (covered losses include fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion) up to $100,000.So when that tenants overflows the tub and nukes 3 bathrooms below it with water damage, that get's covered under their Tenant Liability Insurance to repair said damages.

They seemed to smoke in the house which is not great, but it is what it is.How would you approach it?

The duplex we went for and walked through , the carpets in one were destroyed and heavy smoke smell inside the unit.

If the smell remains, then I would purchase an ozone machine which will take care of smoke smell.

They can pay me $25/hr AND as a result, they can’t buy their giant fountain pop from the gas station on the way, or a couple less packs of cigarettes, one less trip through the drive through, or no fancy nails this month.

i was injured at 16 ( of course I lied about my age to get the job so I wasnt exactly squeaky clean) by a guy smoking pot and drinking on the job. 

When I drove to work during that time from the South, you could see black smoke high in the air from the burning of buildings, it looked like a war zone.
