Sad part is I’m driven I can find great deals currently have 3 houses that can make tons off but I don’t have anyone to help me and everyone wants thousands of dollars and doesn’t really involve any kind of actual mentoring but begging for help on their chats.

Kind of cumbersome, but I don't know a better way.

Their maintenance vendors are kind of expensive and they will send out a maintenance person for the smallest of requests that could be resolved by just speaking to tenant.

You'll want to understand what kind or notices and documents you need to get executed to either up their rent or turn the unit.Solid long term tenants are worth their weight in gold in my book so if theres a way to up the rent and keep them happy I's say thats the best route personally.
