If you think you can NEVER find tenant then it's going to be unlikely that a commercial investor is going to be interested in the property no matter how you sell it....unless you're willing to do a no reserve auction with $1 starting price.

Fannie, Freddie, and HUD have great non-recourse financing available but it's mostly over 5MM and it's certainly not a no doc program.

I also kept in mind that even though 3.5 % is only due I still have a closing cost assuming I won't be getting a loan that has a no closing cost fee which would increase my int rate.

The problem with 3 big dogs like that is if they are kept inside they trash everything.Who knows what will happen with this insurance claim and how long that will take.It would be a no for me.
