Online Auctions?

I have a small office building in Seven Points, TX. It has been rented for 3 years with a tenant who pays mostly on time. Unfortunately the tenant now says he can't pay at all. Because of the location, and the economy in the area, plus lack of water in Cedar Creek Lake, I know that I will probably NEVER find another tenant (at least not for a long time). I've always had the mindset with him that as long as he paid by the 30th it was better than no one paying at all. I have tried to sell the building in the past with no luck. My question is... has anyone ever had luck with an online auction to sell a property?
