So thinking I may want to Air BnB while I am not there.  

I will say that the one bedroom (with GOOD sleeper sofa that can sleep 2 people, plus air bed)  is the most lucrative.  

The two other methods I am aware of are installing a motorized main damper to direct flow to the area calling for it and hydronic boilers driving several remote air handlers.

People just hibernate in air conditioned buildings or simply travel through the summer...

Month to month leases are not short term leases, usually they are 1 year leases that are transitioned into moth to month when the lease term expires thus making this completely different from Air BnB style rentals

Air Force Veteran of 9 years, looking for my start.

I understand that the FoxConn project is putting upward pressure on prices, but I don't see a rational justification for a $20K jump in 9 months.

I would like real estate to be my full time job but I currently have 3 years left active duty Air Force to build op a large enough portfolio. 

It only takes so much selling pressure to trigger stops, spill to margin calls, reduce consumer confidence, and on it goes.

If you are series about trying to get the golf course I would contact the owner (easier said then done) or talk to the city to see what actions or pressure they might be able to put so that the course could be clcleaned up.
