It's something I had been toying with the idea of - setting up a small account and see how it goes.

Apparently they checked out >700 unreturned tapes from the library, mattress, toys decayed. 

Ie. the unit maybe damaged or not rent ready so this allow for that contingency.I agree though, have all units inspected, or put a clause that allows toy to delay closing until then.

(maybe they have kids - I've pulled out toys from the toilet more than once) - may not have to be flooded to the brim - can sometimes look normal

Something about that just irritated me.It's not "luck" when I saved my money to buy a rental.It's not "luck" when I didn't buy the latest shiny toys and everyone else did.It's not "luck" when I do tons of research and ask questions when everyone else is out having fun.It was hard work and determination. 

I ask because I'm toying with the idea of transferring my property into an LLC.

I am toying with the idea of becoming a licensed home inspector at some point as a way to supplement/enhance my primary interest in fix and flipping.

I have lots of costly toys in there and one of these times someone is going to grab something.

We have toyed with the idea of buying some land and developing our own duplex community.
