I would then negotiate from that point a profit split with 50% being the absolute highest and worst case for YOU.As to HVAC system new for 1200 sq. ft, a 3 or 3.5 ton is more than sufficient and you can get that done for approx $6k, although it can depend on electrical modifications necessary, electric panel upgrades, gas lines, and ductwork materials.If you are in So CAL, I can get you a good HVAC contractor.

As an update, we sold an 11 unit building to  NY investor for 380K, and as a "kicker" sold him the 2 unit I'm talking about for 78K bu 100% seller financed with a 6 year balloon (3 years away now).

Sitting in the back row at this particular meeting with another young real estate entrepreneur Tony who happened to be from Chicago, IL we both were bored to death with the presenter that night and started talking about our future careers in the real estate business.
