Just replace the knobs every 10 years.P.S. to Amy Beth's point of the paint chipping: Get a painter to give you a quote or walkthrough and ask what kind of paint he thinks is on the cabinets.

I am also being asked to find contractors, kitchen/bath designers, painters, etc so they are really letting me run with the project, although needless to say I am nervous doing this type of consulting since it is not my money being invested.

I've been building for 30 + years and most all sub's bid by the S.F. or yard or some formula that works for them, so even if he does see the unit a vaulted ceiling to a painter is not a big deal, so a small floor plan and a fair description of the unit from your PM is all and sub should really need.

(I told him Id write a check when he could deliver a deed, I had already checked on liens and it was clear).I had my painters in the day after getting possession to remove anything that wasnt nailed in place, pull the carpet, strip wallpaper, and of course paint.

With the help of a painter and handyman I had recently renovated a 1 bedroom unit  that I spent a few lateeee nights at trying to bring my vision of a nice apt that someone would appreciate and enjoy living in.

We were able to delay the fixing of this because we purchased in winter and a very heavy snow winter at that and were not going to be able to paint it for over 30 days so we were allowed to put the sellers money in an escrow account and have a contract with a painter to remedy it as soon as possible.On that note, don't think that you're going to be able to buy a multi family that needs work and rehab it, the VA won't allow that.
