Basically, 50% of one months rent to get it ready for the next tenant.Juxtapose that with a $300/month tenant and you end up with people bolting (not paying rent), leaving a crock pot cooking, drywall with holes in it, darn close to a full repaint, screens for windows have vanished, the screen door has a whole in it, and inevitably some light fixture or ceiling fan is broken.

The total plumbing bill I expect is around $12-15k for a 3 bath 2,500 sf house with master bath rain head, two shower heads, hand-held,, two tankless water heaters, kitchen with pot filler, etc.

What we don't have is the home buying and renovating experience (although my GF's brother is a General Contractor whom would probably be willing to give advice during renovations).Our main thing is that we don't want to buy like 99% of the people and pay the price that 99% of the people pay.Again, if you made it this far thank you so much for your time in vetting this idea or at least pointing out the pot holes I may need to look out for.

No one wants to say it, but people who want to wholesale without any kind of licensing either can't get licensed - a scary thought, since you almost need nothing more than a pulse - or don't have a pot to piss in and thus see unlicensed employment as their ticket to easy street.
