This is not the case for the majority of metro areas across the US.In less hyperbolic markets there wasn’t an intense amount of speculation so operators didn’t pay high and are weathering the storm on interest rate resets and are finding a way to refinance Deals with maturity walls.I am finding that a lot of killer deals with my clients are happening in the sub 50 unit deal space for those who need to sell, because there’s much less competition in a chase for yield.

Not a CPA or tax attorney but my understanding is the commission is income, taxed accordingly and deductions from the purchase are handled regardless of if the agent also generated income from that deal (if there are any deductions at all).

But if you buy the property well, your downside risk is that it is short term rentals don't work, and you can simply sell it for hopefully no less than what you paid.That would be my mindset.

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a A-B area .BIG fish can have the whole USA in their zone .Outside of my zone I am thinking flip it there are exceptions like all rules .
