If there is a zoning/permitting issue, then the City needs to get with the program because having some tightly-monitored efficiencies available would go a long way toward dealing with the homeless.BTW, it seems there were some homeless alcoholics living or at least meeting in our house before we bought it, who are now out of a home.

I am okay with the rents being lower by 5% but anything more@Casey Miles Based on the little experience I have with the being a landlord and the issue I am facing above I would say you should monitor the rents yearly and as long as as the rents are 5% to 10% off market we can not increase the rent.

I just continue to monitor the market and when something I can't pass up comes along, I'll get it under contract and figure out how to buy it.To use a baseball analogy, I tend to think that you don't have to hit a home run every time, but if you consistently get on base (positive cash flow), you get to keep playing, and will probably win.I hope this helps you in your quest for the best ROI.Good luck!
