Had a company come out and said they need to tunnel under the house to replace the main section, but could do CIPP (plastic/PVC liner) inside some portions. 

I have been out of the country and just seeing this today.

Looks like you have a ton of experience and will be a good asset to this group! 

Do your research and run some numbers, but if you can buy a 4br house, rent out the other three rooms and be left with a very small mortgage payment, you can start saving for the next one and then rinse and repeat every few years. 

This would hopefully maintain strong cashflow from the property will providing some capital to use for the next property acquisition.
