You can use that income to reduce your DTI and be able to qualify for a higher mortgage, if necessary.

Unfortunately, If there are no other verifiable facts to support a better value, than it is usually futile to appeal based on opinion and/or interpretable characteristics alone (i.e. the Subject is in superior condition to this comp and therefore, it should be valued higher, etc.).

Your note rate will be higher then the 2.75% for sure, but of course your effective rate is higher then that with the 300 dollar of MIP.
