IE its a very bad idea to attempt rent by the room with close neighbors, or in a nicer HOA neighborhood where tenants are seen walking streets to the bus/mass transit.   

I am wanting it to be a win/win situation for everyone so we all walk away happy and with money in our pockets.

They can ACH it, walk in to a branch with cash or a personal check, etc.I know a lot of people find these third party vendors convenient, but to me it just puts another link in the chain between the tenant's payment and my revenue. 

You can find a 4 to 5 bedroom place where you rent out each room OR find a place with a separate unit (ADU or walk-out basement).

I would just walk away for a few hundred dollars. $1,000 or more and I would try to threaten them with a lawsuit or report them to the commission and try to negotiate getting something back.
