There would be virtually impossible for it to not appraise the 2nd time.

Check out the DELREIA Group that meets monthly (I think they are just virtual now) and the ESREI Group on Facebook that meets in person.I would start by talking with people with different strategies and figure out what direction you want to go.  

Here comes the “brokers” that don’t want you to virtually wholesale real estate because they spent thousands on a license, and drive daily to show houses (leaving their family for hours).

My plan is to start virtual wholesaling for at least a year, to get solid skills in finding & selling deals, as well as getting enough cash for future fix-and-flip investment opportunities.

If you can't rely on the consistency and predicatbility of rent collections in some of these areas and the properties are not manageable, the cap rate calculation is virtually useless.All of our properties are rented on 1 year leases.
