While colleges are a great economic driver for a given area (and therefore a good considerations), too often, new storage investors think that students are a great customer...and they are but only from May to August so basing a year round business solely on a seasonal customer can get you in trouble.

I found other companies would be more expensive and/or would have stipulations like they wouldn't cover you any longer if you rented to college students.

The $800/month unit probably has a 50% vacancy rate with very high turnover and the $1,250 /month unit is a med student who's parents are both doctors and cosigned the lease.
