I had a stupid tenant make a comment to me about smoke alarms and kind of to the tune of if you put that back up in the hallway and it starts beeping I'm just going to rip it out..I called the fire department from the parking lot,, said it was a non emergency,, that a tenant had threatened to tamper with my safety equipment and wondered what to do.. they came out and talked to the tenant right away.. never another word was ever mentioned from that jerk again.

I buy as LLC and each time I make it clear from beginning everything is in LLC name, binder, offer, EMD, contract and title vests directly to LLC.If there were some other reason like already mentioned such as LLC not yet being formed or financing in your personal name then I can understand beginning the purchase process this way but personally I don't like it.It sets off alarms in my head of piercing the veil of the LLC down the road if something were to ever happen.

It might not have addressed your past issues, but I now put $10 battery water alarms next to the washing machine, water heater and under the sink.

Or specifically state in lease alarm can’t be tamper with and if it is you add a fine, i would consult a lawyer if doing this I’ve never done this on a lease.You can also purchase and install hardwire fire alarms to make it more difficult to have remove.
