"Nice" can enhance an already good application, but never make your decision to overlook bad paperwork because someone is "nice". 

I am expecting to break even on this deal, however will be cash flow positive by 2016 due to the rehab work/property enhancements that I have in mind.I’ll be targeting deal #2 in the October, 2015 time frame.

But hey I failed forward into the arms of BP to enhance that experience and create new ones.

BP enhances the real estate investing experience my making information and data available, and Josh gets paid.

At 56 this is hopefully the opportunity to really enhance my life.

Then do a light remodel, fresh paint all around, remodel a bath if needed, texture ceiling, drywall, wood repair, add curb appeal etc.

In these units we are seeing energy use improvements of 40 - 75%, but a large portion of that would be due to the envelope enhancements.   

They will make improvements and repairs, to a point, to enhance the value which may then be going to the past owner.
