@Wade Penner- at this point, you are stepping in to dangerous fair housing territory.

Since this is new territory for us, we're trying to make sure we think this through as much as possible before we dive in!  

The meter will detect the presence of moisture.

We self-manage a portfolio that is heavily in C-class and in some cases D-class territory, and I would not want to try doing it profitably from a distance.

I've got some tenants in an apartment building that are a cause for concern. 4 separate tenants tend to imbibe quite often and enjoy each others presence some days and other days not so much.

Since we're in this biz, we must have a consistent, daily presence in order to gain exposure and build credibility with our customers/clients/leads. 

I'm wondering how vital my presence will be as a first time buyer.
