We have a Floor & Decor here where I can pick it up for around $1 a sq foot and then pay $1.50 for labor, plus shoe mold.

So I have completely been in your shoes in that regard.Personally when people ask about book recommendations, I'm going to usually start with the foundation, you as a person. 

If I were in your shoes, I would put in writing the efforts that you have taken and how the heating is working fine.
