Just tgree years ago same homes were at 130k-150 max brand new so I'm worfied aboht a crash sometime in the future 10+ years from now but thats why I want to invest in another market and have a property management company take the work off my shoulders in the areas I listed...I have not talked to a bank yet to see what I woukd even qualify for in the range they set.

Just wait for the court and sheriff's department to finish the process.Also, it seems the parents and brother should shoulder as much, if not more, of the blame for this situation than the girlfriend.

Doing so may alarm or even scare off the investor.Your primary benefit is you do not have a partner looking over your shoulder all the time questioning what you are doing.Every time you bring an investment opportunity to present to an investor, I highly recommend you include a very detailed business plan spanning at least 5 years, just as you would to a bank.

Not all cases but lenders have a chip on their shoulder because you don't fit into a little box with a pretty bow for them.I often think it's comical when a lender see more strength in a Wal-Mart worker pulling down 10 bucks an hour than a business owner making huge bank with cash enough to pay the mortgage for years.
