An example of a semi-detached house I'm looking at is $424,000 so monthly mortgage payments will be about $2000.I've estimated annual expenses at $20,865. 3,790 Taxes 720 Insurance 1500 Hydro 120 Advertising 1500 Gas 500 Water & waste 12,735 Maintenance (at 3%)I'll be getting more accurate numbers once I make an offer and start due diligence.

My word of advice for investors who buy out of state: If you are listening to podcasts/radio shows or on some semi well known wanna be guru's email list and you see they sell homes all over the country, learn what you can and then go seek out the actual companies in that specific market.If you do this you might get a discount or better pricing.

But 2 hours ago I talked with some semi-legal counsel out here in Washington (not a lawyer, but the head of the WA Landlord Association) and he said if you try to kick them out or ask them to leave within 90 days of a certified letter being mailed to us, or she should sue for retaliation.Thoughts?
