If I was a licensed agent or a RE Broker, I'd be dusting off my resume and start looking for a different career, because just like the dinosaurs, taxi drivers and hotel owners,  they too will soon be extinct !!!

The timeline may be wrong, but the education requirement inflation for job seekers is not.Yeah, a 4-year degree seems to almost be a requirement these days for a while collar job (if for no other reason than it culls through the stack of resumes).Like entrepreneurship in general, you don't need any formal education for most of what BPers does in general.

Even though it isn’t commercial property a bank lending to you for future CRE deals will look favorably on the fact that you have some investment property management on your resume - some banks may even deny you if you don’t have that experience.Good luck!

I'd make sure I include a resume to show you serious.Once in contract, you can go thru books and physical and then request a price adjust (aka retrade).

Typically, you just need more skin in the game when starting off, so, 20-30% for first time or newer investors, rates (9-12%+) and fees (2-5 points plus closing costs) will typically be higher as well and after you get a few completed and have the resume, you can start getting better rates and terms.
