Also, take lots of clean, clear pictures of the property so you can post them on Craigslist (which is free and will need to refresh every week so it can stay toward the top) and Postlets.

Being in my early 30’s, my dreams had significantly changed as well and this opportunity for a new way of thinking was incredibly refreshing to me.I have listened furiously for the last year and I’ve read more books than I have in my entire life (sad, but true).

So probably 85% construction oversight and 15% contract attention.When I'm in the search cycle, looking for my next deal, I spend days of boredom refreshing the MLS system and going to networking groups laughing at the poor deals being peddled there.Followed by 5-6 straight hours of SHEER TOTAL PANDEMONIUM when a house hits the MLS, or I get a call for a promising lead, and I'm off to the races driving like a bat out of hell, gaining access, running projections, and making calls while writing offers in the driveway.

No major remodeling, but lots of refreshing and updating to bring the home back to life.  

Sometimes we just need to refresh our minds like a web browser, kinda like my web and graphic design tastes and skills.
