@Dave Foster So I may be making an offer on a place with an unfinished walk-out that could be refinished as AirBnB.

Kitchen: refinish cabinets if they're in good shape, replace counter tops with granite or butcher block, add or refinish the backsplash (peal and stick surprisingly looks great, is inexpensive and a DIY), add or replace cabinet pulls, new faucet, appliances if needed.

What is the cost difference between having the hardwood refinished vs replaced with LVP?

One other clause to add to lease is that the premises are rented "as is" to preclude folks from asking if they can cut a hole in your basement door for a cat door (yes my tenants asked for that on day two) or refinish the basement, or anything else.

We just had our floors refinished and interior painted and had to get an abnormal number of quotes to find reasonable pricing. 

I could refinish the laminate for the time being and then replace with quartz and new cupboards down the road.

I removed all the wood paneling and tile ceiling in the basement and refinished all the drywall finished with new paint trim cabinets and appliances, upstairs had been remodeled previously but I scraped off the popcorn ceiling and did a fresh coat of paint everywhere Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My wife and I bought our first house which was a massive fixer upper; gutted 3 bathrooms, the kitchen, and the basement, refinished the floors, removed years' worth of black mold, and polished the exterior/yard.
