Based on what I have heard/read thus far, it seems like I don't need a formal legal structure such as LLC for running this is as an active business (but I may set up an LLC for asset protection, which is allowed by my mortgage lender).

Additionally, this structure eliminates the need for active management, as the real estate assets within the DST are managed by the sponsoring entity.As an investor your level of activity would include collecting monthly distributions, receiving  quarterly reports on investment, file taxes annually and 1031 exchange your investment every 7-10 years (sometimes shorter depending on the market).

Sometimes a pestering police presence can be a deterrent.If the suspicious individuals are engaged in criminal activity, calling the police while it's happening helps too.

The fact is I am starting to meet more coaches than active wholesaler,flippers etc In my business I am an active buyer of properties and source wholesaler thru local meetups reia meetings etc In every meeting their is a dozen people like you who want to learn and even more coaches who want to teach.

This new LLC needed a mailing address for normal mailing activities (I’ve always understood that the registered agent address is only for legal mailings vs ‘normal’ business mail).thanks!
