My fear is that I buy a SFH to rent out and then I can't find anyone who wants to live their and pay me rent. 

Find a market where you can make money as a flipper, and where there is a good market for value add properties.I think once you find the market(s) you like, you can then build a team around that who can crush any fear of not being in the present location that you are in.

We opted to get a lawyer because we were fearful there was a reason for the crickets and didn't want to lose our earnest money.

Unless you have a deal in the works, need cash fast, have other debts, or have fears about the market a conventional cash-out ReFi is the optimal choice.

AKA very easy/simple things that require no actual part replacements or major work.My fear is that when I hand my portfolio over to a PM I will be getting a lot of high price maintenance expenses for service calls which might raise my expenses dramatically.

My worst fear is the age of the bldng and possible big repair.

Most likely a fear thing.

The fear from Covid is gradually lowering, but it ushered in remote working.
