I really like LLCs, Operating Agreements, Lease-Purchase/ RePurchase Agreements, Promissory Notes and Trusts, they are all great dancing partners, you just need to be on the same sheet of music!

The university town does not have many places for short-term rental (never enough for events in town -- during the year and especially in summer when they have a few big festivals, including a music fest), so short-term rentals are a plus there.

I'm new to the rental world and one of the issues I'm stuck on is how to do a tenant lease contracts for ex:rules they must obey, no loud music, how many complaints before eviction..etc...if any of you would be so kind as to tell/show me how to do that I would very much appreciate it.

Reminds me of Austin a bit with all the live music, breweries, art shows, restaurants, downtown area (of course beach area too), amazing new Pier, etc.
