If you want to start an argument I suggest you buy a mirror and start quibbling.

While there is still plenty of room to improve, if all you can do is play the victim card during an era of unprecedented equality laws, then I suggest taking a long, objective look in the mirror.  

I don’t go as far as to walk them to their car to look in it but I do look at the rear view mirror looking for a hanging tree.  

@Dan Bryskin thank you for your feedback, I will definitely look into what irr and mirror is, I am very new at investing in real estate, however I have been working with it as a contractor for nearly 30 years.

I sent them my P&L which mirrored what I reported on my S Corp returns.

Write down the dimensions of your rooms, cabinets, counters, walls, etc. and go price paint, carpet, padding, sheetrock, toilets, tile, mirrors, cabinets, etc. etc.
