Although you may strike a deal on an awesome home and wholesale it to a pro AND get paid in the process its more likely that you can find a good lead, mention it to a investor and ask for help, and they close a deal and make a million bucks and you get a good education.

I recommend learning landlord-tenant laws for your state and community.In Texas, a landlord does not have to make repairs of any kind if rent is unpaid.The tenant also must give adequate notice before initiating a rent strike, and the tenant must allow reasonable time for the repairs before striking.

We use a two strike system, if they pay before the court hearing, it is dismissed the first time, the 2nd time we will get a the Writ for the UD, so we don't have to do the court thing for a 3rd time, just auto evict whenever we want after that.
