To fill the extra space you could get a couch that could also be used as a bed.

You’ll be replacing couches, dining tables, bar stools and the like way too often 

One is on my back deck (that I affectionately refer to as my "bock" deck), one is on my front porch, one is on my couch, one is at the brokerage firm where I hang my affiliate broker's license (nice perk of being a Realtor), one is at the engineering firm and machine shop where I have a part-time job, and finally I often work out of my car or from the hood or trunk of the car.

For example during the lease signing I point out the clause that no personal belongings or furniture can be stored outside (think couch on porch) and proper coverings like drapes or blinds must be used to cover windows (think cardboard or newspaper taped to the inside of the window).

If I was a couch, I'D want to LIVE there!

And I’d much rather go out and show my properties and meet people and save the month rent fee to fill a unit, and not be sitting on the couch losing money.

Would be helpful if the government would stop incentivizing people to stay home and on the couch.

You have to furnish for summer renters and students are hard on furniture so plan on buying couches but if you have a rental or consignment near you it will decrease your costs.
