Commercial zoning would be okay as long as the property is considered LEGAL but non conforming. 

Home could've settled and nothing further to do or you could be seeing a bigger issue at hand that the seller needs to fix.

What type of interview do you do with existing tenant(s) to ask them about maintenance issues?

One block may be legal, the next block may not be.

People might change your settings or misuse the account without meaning to, and fixing those issues could be annoying.

Always fix all water issues first before moving on to doing major repairs of a structural  nature.  

Have also seen many posts from around the country with investors having the same issues. 

We already signed the purchase agreement several months ago...it has been on hold while they mitigated a pest control issue that has taken 2 months.If it's that important, make it part of your purchase agreement.

You need to find out the source of the issue first before you start charging the tenant.
