I don't stop for a second to think about IRS rationale for various rules - I have no power to influence them, so I just want to get maximum benefit from their rules and regs.You depreciate the cost basis, which includes your purchase price plus capital expenditures - and diff. parts/systems can have different depreciation schedules if you choose to adopt accelerated depreciation.

@Sajju Shah - The CAP rate ratio makes no assumption about how the purchaser paid for the property - out of pocket, convention financing, syndication, etc -- the only influence on the CAP ratio would be if the interest portion of debt service were included in the operating expenses when NOI was calculated.

Also, a lender should never influence the business of a borrower, limiting their ability to borrow or make any business requirement.......because if they fail it will be on you.A private lender is one who makes a loan to someone they know, where there is` a prior business or personal relationship.
