My contractor is still working so I've got him doing things too, though I'll make it a point to be elsewhere when others are around.Like @Lucas Carl I'm still paying my housekeepers and plan to be ready to rock when this is all over with.

I installed river rock all around the house, put up gutters (the original ones had been damaged and useless), had neat drainage avenue's for all of the gutters (with the white PVC20/40, not the black stuff), and most importantly removed the concrete slab in the back patio and installed a patio sloping away from the house.

The seller won't release the P&L until we're under contract.When I plug in an estimated 7% for vacancy/concessions, the deal rocks, but I'm concerned that the current NOI (with high vacancy history) doesn't justify the price of the deal.In this type of situation is it reasonable to make an offer and then get the official numbers later, or is it a red flag that indicates the deal should be avoided?

You will probably have to rip out some sheet rock to get it all but in my opinion if you spend more than 2.5k to resolve everything you have over paid.
