The key is use the title "Short term rental" or "Fully furnished".

For the last 2 years a local factory has been renting my furnished houses for their visiting Chinese engineers.

My 1 rental had a very high rent per room and it included every utility even cable, internet, and was furnished.

They'll be able to tell you everything they're seeing in each area from type of renters, demand, what you can get renting by the room, the quality that renters look for that'll yield the best profit, renting furnished vs unfurnished, etc.

In our lease, the tenant and I agree that if the LL (me) has any reason to suspect a guest has overstayed the limit, the tenant will furnish me with evidence of the guests permanent housing.

So we do provide furnished properties with all the amenities that our service member guests require.

AirBnB and other short-term rental laws are going to be different from city to city and the biggest difference is that you'll have to furnish the home unlike having a regular tenant.
