Hi DonaldInvesting overseas is a better way to expand your business.Things to consider:1) You must do extensive research on the country you would like to invest. 2)Know the legal, tax, insurance, currency exchange, tranfer taxes issues3)Don't assume that markets with low debt ratio are good for investment4)Work with Certified International Property Specialist(CIPS), TRC's(Transnational Referral Certified Agents), ICREA or FIABCI members to help you find International properties and provide you knowledge of the particular country and market.Dubai was great for flips, but not anymore.

As everyone knows, if we can create value added products (for ex: laundry, vending machines, etc are the basic ones) that saves the tenant money and also generates additional income for us, that revenue stream can be huge when we multiply it by the number of tenants..plus it gives us an advantage over our competition.

I'm 68 and "retired", so do not want to commit to a BUSINESS and am not sure RE can be done as a "hobby" with great success.At present I trade currencies and options, but that is capital intensive and inconsistent income-wise.

(a health, environmental, public nuisance and waste, liability among others issues,)Even if the lease doesn't directly disallow a business from R-1 there will be in contract something addressing tenant's responsibility to protect the landlord property , not creating waste, commit public nuisance, or damage.I would have no problem to a good, responsible tenant for use the residence address for ex. handyman or plumber since he does not physically conduct his business from the home, and all his tools might be in his truck or rented storage, but I still would make sure that I am not being liable for loss, damage to his tools...and request he has a rental insurance, compliance with city regulations.Conducting online seminars is not the same as doing a hair extension, or running car repairs shop from R-1.

Healthcare systems are starting to get more stocked on supplies and are in a better place to handle more of a surge.  26 million Americans unemployed already, supply chains and businesses failing left and right, currency debasement at unprecedented levels etc. is going to have so many more ramifications in years to come that I think we really need to start opening things back up again.
