It looks like it would be very durable and probably cover up sub-floor imperfections but one of the things I love about the regular (cheaper) click-lock vinyl plank is that because it is flexible, it is super easy to install.

Need to think outside the box nothing's necessarily set in stone, more flexibility.

Ideally I'd like a HELOC for the flexibility and in an effort to avoid closing cost fees. 

I want to maximize my flexibility in terms of financing options and my potential to obtain a loan for the investment property.

There is just not enough income coming in to afford the type of systems which would allow the sponsor flexibility to focus on you - the investor.

Nothing against them, I’ve gotten some decent properties from them, but as a buyer I’m looking for more of the Lone Ranger wholesalers because there’s more flexibility on the price and not additional fees on top.

I say this because you have to have some flexibility during the week to go to testing facility and meeting a brokerage you feel is the best fit.

The flexibility is awesome. 

My goals aren't fully defined yet (working on that soon) but in the short term I hope to bring in enough passive income in the next 3-4 years that we can supplement my wife's salary giving her more freedom and flexibility as we look to start a family. 

Having that flexibility allows me to earn more as I can accept a 2-3 night stay to fill in gaps where needed.
