There is no worksheet out there that will tell you whether investment A will be better than Investment B without factoring in risk.Sponsors can inflate the 'projections' to however, they see fit. 

There will be pros & cons with low-down payment programs (FHA, 5% down conventional, NACA) so you just want to pick the best fit for you.

This personally doesn't fit my investment objectives but since your not me, that's not all that meaningful;).

Do not be scared to politely but firmly renegotiate with these established guests to terms that fit your business plan: raise price to where you cover expenses and require that they either rent from Dec 1 or from Jan 2.
