Hello all,I understand that opinions may vary and depend on goals and circumstances but I just wanted to hear some experienced local investors weigh in on a first rental property investment in Florence vs Beaufort SC?

Nobody can answer the question as written.Was the foreclosure completed without representation by an experienced local tax sale attorney?

I wanted to ask for the advice of the experienced investors who have purchased multi families units (especially duplex's) on a few topics.1) Do I still need to vet the current tenants at the duplex?

Track record means ALOT to me and understanding how they underwrite the deal, experienced investors understand underwriting, now thats not to say they do not have a bad deal, but you typically do not have to worry about the entire deal getting wiped.  

The house is located in a fast developing area and we experienced this situation two years ago.

I still flip and network in SJ, personally I'd want to have a experienced real estate attorney for an eviction.

I'd be happy to chat with you about both and the good/bad/ugly that I've experienced. 

However, I meet experienced investors and some say "wait, now is not the time to jump in", and others say "you can't afford to NOT be in the market now".  

Just curious if the numbers look right to experienced wholesalers before I lock it in...Let's assume the property is in a healthy market area and that my ARV is correct...
