@Douglas Spence I would definitely ask a pro about what your situation entails because depending on the wall you want, it could get costly.

I can only put so much money away and to have a 20% down payment with left over cash for rehab and everything else buying a property would entail, I feel like it would take me 5-7 years just to get started and that is not ideal.

Can some of these properties be acquired for 80% market value and what does this entail? 

That said, I have no idea how to even start this process, what it entails, and what differences there are between states (if any).
