Be able to dominate the competition there and continue your education at whatever you choose to do.Watch out for what you see on the Internet, it typically has a bunch of people that try to make it by making emotional sales for things you do not really need.

People that try try to negotiate on the basis of providing less paperwork are historically not a good use of time (it's also not a good use of their time, as they aren't truly emotionally ready to get a mortgage), so everyone's sending me tax returns, period, and I'll submit (or not) as/if needed.

It is usually advised to stay within 90% if the list price to be reasonable, unless there some valid reason to offer less and provide substantiation.From my experience, all real estate deals are guided by the personalities, attitudes and emotional attachments to the property.

You gotta wait for the perfect wave and just trust that it will come with time.Whenever you invest off a negative emotion greed, FOMO (fear of missing out), pride, etc you will have a very bad time.

you may want to look for a limited representation broker.. there are many that do that... save you a bunch of money as well.. although I have found over the years letting buyers and sellers talk is not usually a good thing as emotion comes to play too much and the deals do not come together..
